the spooky side of real estate investing for Latina Investors

From Haunted Houses to Tough Tenants: The Spooky Side of Real Estate Investing

In the eerie realm of real estate investing, opportunities lurk in the most unexpected corners. Pero, it can be scary to Latina investors who are debating if they should invest in real estate. “What if I buy a property that’s haunted?” “What about bad tenants?” Well, let’s get into how “scary” real estate investing can be!

Mortuary Inn from the Mortician's Wife

Haunted Real Estate Properties

As a real estate investor, myself, it has not occurred to me that a property could be haunted! I am unsure, still if I believe in ghosts, but after seeing a post about it, it came to mind. So it got me thinking and I found an interesting property, the “Mortuary Inn.”

Now, some old properties have some history and mystery, but this one is interesting. It is considered to be a haunted property in Northern California. The property was a former funeral home and has seen numerous owners, all claiming it is haunted. It even inspired a novel, ‘The Mortician’s Wife.’

However, there are many investors who actively look for haunted properties. One previous owner had made it into a bed and breakfast called “Dead and Breakfast.” The thought of owning a haunted property might send chills down your spine, but with the right mindset and strategic approach, you can turn it into a lucrative business venture. From running haunted tours to transforming these properties into thematic lodgings, the potential for profit is definitely there!

cost of repairs can be scary for new real estate investors

Curse of Unforeseen Repairs

Alright, so the paranormal isn’t the only fear factor in real estate investing. There are more common and realistic fears like the curse of unforeseen or endless repairs! This curse likes to affect new real estate investors. The hype and lure of quick profit from fix and flips, can lure new investors to jump right in. This is a bad idea!

As a result, these new investors tend to purchase properties on the fly, without knowing what they get themselves into! Even with long-term rentals, this can happen. The issue is not understanding what all goes into real estate investing. From knowing your market to knowing what to look for in properties. Therefore, do your due diligence and avoid this curse at all costs!

The Devious Tenant

Finally, the other most common fear that plagues new investors, is the “devious tenant.” I hear it all the time. “What if a tenant doesn’t pay” or “What if they damage my property?” The fear of renting to a devious tenant is a legitimate concern for every real estate investor. You hear the stories of nightmare tenants on social media and it scares away potential investors.

However, it is important to remember that while such situations can be challenging, you can overcome them. But there is one thing that new investors have to get comfortable with, it is going to happen! No matter what steps you take, or how detailed you run credit/background checks, it will happen!

For example, I had a great tenant for over a year (2021), but life happened and he was unable to pay. Unfortunately, I paid him to leave and I was left with junk and significant wear and tear on the property. I also, evicted another two tenants. One left it a mess, while the other was okay. However, I still am making income.

Plan, Plan, and more planning…

Overall, with any of these fears, planning plays a huge role on whether you can overcome a situation. You want to have strategies for minimizing risks and ensuring you have proper paperwork. It can go a long way in protecting your investment.

Additionally, you want to take immediate action on late rents and start the eviction process asap! It can save you valuable time and resources. Not to mention have (or hire someone who has) a thorough understanding of local and state laws to protect yourself and your investments.
