The First Gen Real Estate Investor

and I know how scary it can be for someone new that may be considering investing in real estate.

The what if’s and the feeling like you don’t know enough yet, can be intimidating.

What about the market? What about the interest rates? What if I get a bad tenant? What if I make a bad buy?

The unknown can feed your fears and stop you from taking that first step.

How do I know this? Because I was once in your shoes. 

Real estate investing was something I heard very vaguely about.

In 2014,  I purchased my first home. I bought a home in an area that was somewhat rural but under development. It was just me and my dog.

When a friend of mine needed a place to stay, I rented a room to him.  Come to find out, this was considered “househacking.” This is different from roommates because the money goes to you! So, I fell into real estate investing (somewhat).

I started trying to learn about real estate investing. I watched youtube, joined a facebook group for military investors, and went to a few webinars.

However, I mostly just watched from the bleachers. Why? Because I was scared to actually start intentionally investing in real estate.

The previous two homes, I lived in. Now I wanted to go out looking for investment properties, but fear held me back for a bit.

My first stepping stone…

A few years later, due to the military, it was time to move. That’s when my first stepping stone showed up. I had a supervisor convince me to rent my home out, when I moved, instead of selling it. 

To be honest it sounded scary! I had no clue how rental properties worked, or even how to be a landlord.  Yet, with his encouragement, I did it and moved on to my second home, which I househacked as well. 

Another stepping stone appeared. 

Eventually, I found a mentor. He shared a different real estate investing strategy, which consisted of investing in working class neighborhoods with duplexes. 

After a few months, I took the leap. With his mentorship, I cash-out refinanced my first home and purchased my first duplex and the rest is history!

Sometimes, you just need a stepping stone to get you to the other side. 

I want to be that stepping stone.
