How real estate investing builds Latina wealth

Real Estate Investing is the Secret Weapon for Building Latina Wealth

Real estate investing isn’t just for rich white guys in suits. It’s for us, Latinas too! It is not out of reach for us First-gen hustlers. However, there is a lot of stigma around real estate investing that stops many Latinas from investing. But let me tell you, investing in real estate is the next level needed to financial freedom and building some serious Latina wealth! So in this blog, I am breaking down why Latinas need to jump into this real estate game.

Why invest in Real Estate

Let’s talk about how real estate investing builds financial freedom and wealth, specifically with rental properties. There are four big ways that buying investment properties builds wealth. These are cash flow, appreciation, equity, and tax breaks.

Cash flow builds Latina wealth from real estate investing

Cash Flow is Queen: Your First Step Toward Latina Wealth

First, let’s start with the most obvious part: cash flow. What is cash flow? It is the difference between the gross monthly rental income minus the expenses for operating and maintaining the rental property. This is the money that lands in your bank account every month after you’ve paid all your bills for the rental. Rent comes in, bills go out, and if you did it right, you’ve got extra cash left over.

How Cash Flow Works: Simple Math, Real Impact

Cash flow is the goal with rental properties. But how do you calculate it to ensure you are cash flow positive? Let’s use my latest duplex as an example.

Duplex (2 units)

  • Purchase Price: $135,000
  • Monthly Mortgage: $1010 (includes property taxes and insurance)
  • Monthly Rent $2,266 ($1,133 per unit)
  • Monthly Operating Expenses: $550 (includes property manager, maintenance, utilities and misc)

Cash flow = $2,266 – $1,010 -$550 = $706

That is a monthly profit of $706! And guess what? Buy another property and the flow doubles. That’s how you start building multiple sources of income and financial freedom. Now, if you want a spreadsheet to do the calculations for you, check it out here.

real estate investing builds LAtina wealth with home appreciation and equity

Real Estate Appreciation: Watch Your Wealth Grow While You Sleep

Now let’s talk about appreciation, the increase in property value over time. Real estate investing isn’t just about what it pays you now. It’s about what it’ll be worth in five, ten, or twenty years. And historically, real estate increases in value at a 3% to 5% yearly rate. Of course, each individual market may be more or less.

Therefore, my duplex purchased at $135k will be worth over $156k after 5 years, using the lower end of 3% annual appreciation! You didn’t do anything but hold it. That’s $21,000 in wealth added to your name—plus you’ve been getting that cash flow on top of that the whole time. That’s building some serious Latina wealth!

Using Equity to Build More

Next, is equity! What is equity? It is the market value of the house minus any debt (mortgage or other loans) owed on the property. You can build equity over time with appreciation, paying down your loan or by fixing up a property. The best part? That equity is your secret weapon to wealth building. You can pull it out through a cash-out refinance or a home equity line of credit (HELOC) and use it to buy more properties, which means more cash flow. Continue this cycle until you reach financial freedom!

Tax benefits of real estate investing

Tax Benefits: Keep More of Your Money

Building Latina wealth isn’t just about making money. It’s about learning how to keep more of it. Here’s how it get’s even better. Uncle Sam actually rewards you for real estate investing. This is how the rich get rich AND stay rich. The IRS has many rental property tax benefits when owning investment properties. Here are the main ones.

Mortgage Interest Deduction

The interest you pay on your mortgage? You can deduct it from your taxes. That means less money going to the IRS and more staying in your pocket.

Depreciation

You can write off a portion of your property’s value every year, even if your property’s actually increasing in value. I know it sounds shady, but it is all legal!

Capital Gains & 1031 Exchanges

If you sell a property and reinvest that money into another one (called a 1031 exchange), you can defer paying capital gains tax. Or, if you lived in the home two of the last five years, you may avoid the tax altogether.

Real Estate Without the Greed: Ethical Investing is Possible

All these benefits will help you build multiple sources that will lead to financial freedom and building Latin wealth. However, it also comes with the negative stigma associated with real estate investing. But the truth is, you can be part of the solution. Greedy real estate investors have no problem jumping in. If we want to make it better, where there is a win-win, then we have to get in the game. Here are some ways I am making a difference.

  • No Slumlord: Provide safe, affordable housing and still make money. Fix things when they break!
  • Treat Tenants with Dignity: Communicate with your tenants. Be fair. Be kind. Your success doesn’t have to come at the expense of others. Period.
  • Avoid Becoming the Problem: No driving up rental prices, squeezing every penny out of a tenant, etc.
